This project in New York City is a building that was residential housing and was being converted to high security condo Co-ops. The building itself is a “landmark structure”. This meant that the developers were constrained with any exterior modifications for the renovation.

The interior of the building was gutted. This included walls, electrical services and existing comfort systems.

A decision was made to utilize thru-the wall type condensing sections. In order to maintain the exterior of the building to as much of the original appearance this created some application constraints. It was ultimately decided that an 8” mullein below the windows could be converted for the condenser air inlet and exhaust.

On the inside there were space constraints as well. The condensing section could not be more than 13” in depth. The evaporators had to be a low profile design. Since these spaces are going to be high end residential, low sound was also a specific design parameter.

Several companies were approached for the unique condensing sections. None could provide a design that was acceptable. That was until United CoolAir was asked to provide a design.

United CoolAir was able to provide a condensing section with the following features:

- Dual Motorized Impellers for low sound and high efficiency
- A 13” deep cabinet
- A remote mounted control box
- Capacity of 1-1/2 Tons
- An insulated cabinet to help with keeping the sound low
- Fan cycling for low ambient operation (somewhat unique for a residential application)
- A galvanized cabinet since the unit and remote control box will be enclosed on the site with a special enclosure.
- The unit was designed with R-410a refrigerant to maintain environmental integrity
- A condensate pump was included just in case any moisture found its way into the condensing section.

These units were custom for this project. The quantity and uniqueness made this project a viable one for United CoolAir to consider.

However, most renovation and replacement projects do not require a custom solution. The United CoolAir products have been targeted primarily for the renovation and replacement market.

The units are modular in design. This permits units to be taken apart to help get them through doorways, into service elevators and into the space. The benefit is that most jobs can be accomplished without knocking out walls or renting special equipment, such as cranes, to get the units into place.

The units typically are provided with the refrigerant charge. This means that the contractor will have limited brazing to do for a split system and no brazing on site for a single package application. The systems are supplied already charged with refrigerant, thus saving more time for the contractor. The contractor does not have to evacuate the units on site and add in the refrigerant. The benefit of this is installed cost savings.

United CoolAir units have flexibility in their design which lends itself to renovation and replacement projects. If necessary the unit air paths can be changed to accommodate existing duct work configurations.

Refrigerant circuit options provide reliability and help to maintain the unit operation across a wide operating range. Motors, drive sets & blowers can be tailored for the specific air flow (CFM) and external static pressure (ESP) requirements. In some cases we even use a special coil to achieve the design parameters.

As for this project for a historic building, the ability to place the entire unit indoors means that the exterior appearance can be maintained.

Some of the additional benefits that the United CoolAir systems provide from being located indoors is that the building owner has less to be concerned about with storm damage. Vandalism is eliminated. Theft of the coils and copper tubing (a growing concern) is eliminated. No roof curbs that can leak.

Most importantly, the units are designed and fabricated in the USA with a highly skilled team having the knowledge and experience to provide the right unit for the application.
